Westlake Village, CA — Snyder Specialty LCC, a Managing General Agency, Surplus Lines Broker, and Lloyd’s coverholder, announced today that it will be teaming up with Appulate – the #1 digital distributor of P&C insurance, to enhance their exclusive Homeowners Insurance programs for hard-to-place risks.

Snyder Specialty LLC has been providing agents with the tools necessary to write confidently in niche Homeowners markets for over 20 years. With this new partnership, agents will be able to quote and submit business more efficiently through Appulate’s modern, digital platform, further simplifying access to Snyder Specialty’s comprehensive suite of Homeowners insurance solutions.

At launch, coverage will be available in the following states: New York, New Jersey, Connecticut, Pennsylvania, Ohio, Florida, Maryland, Virginia, West Virginia, Rhode Island, Delaware, and Washington D.C.

The program is tailored for homes with a wide range of occupancy types, including:

  • Primary, Secondary, Seasonal, Rentals, Short-term Rentals such as AirBnB, Vacant, and Course of Construction for either renovations or Ground Up Construction.
    • Available for 1 Family Dwellings up to a 3 family Dwelling.

Coverage Forms Available:

  • Homeowners 3 & Homeowners 5, Dwelling Property 3 Form.
  • High Values Condos – HO6 for same occupancies listed for homes as well as Course of Construction
  • Eligible property types include one- to three-family dwellings, as well as high-value condominiums (HO6) under the same occupancy and construction categories.

Limits and Key Features:

  • Homeowners policies offer in-house authority up to $5M TIV, with the ability to refer risks up to $25M TIV.
  • Flexible coverage for other structures (10–40% of dwelling limit).
  • Customizable personal property limits, with exclusions available.
  • Loss of use coverage with minimums of 20% for primary homes and 10% for secondary/tenanted properties.
  • Personal liability options of $300K, $500K, or $1M per occurrence.

Program Flexibility Highlights:

  • Pools are acceptable for Primary, Secondary, Seasonal and Rental Properties with full liability coverage that is fully fenced.
  • Pets are acceptable subject to an approved list of breeds and no prior biting history. If on list or prior to biting history, we can still write subject to an animal exclusion.

Optional Coverages Available:

  • Water Backup with limits of: $10K, $25K, $50K, $100K.
  • Mold with limits of $15K, $25K, $50K, $100K.
  • Equipment Breakdown: $50K.
  • Service Line: $10K, $25K.
  • Replacement Cost on Personal Property.
  • Extended Replacement Cost on Dwelling: additional 25%.
